I'm not waiting to buy real estate, I just don't have money to buy real estate now, particularly the home prices in this year have been flying high week after week. My savings just can't catch up with the downpayment that the high prices command, despite the record low interest rate, LOL.

  2. After reading 4 chapters, I still don't know how to buy real estate with nothing down. The first 4 chapters of this book talk about positive thinking and how to find purpose in life. Sure, all these prep talks on positive thinking and finding purpose in life are helpful to life in general. But if I want to read these, I have a lot of self-help books on my bookshelf that I can read. I don't take this book out to read just so I can learn how to think positively and how to find my passion.

  3. Chapter 5 of this book tells me what traits are possessed by the successful real estate investor. The book says some of these traits are born and some can be trained and learned. This chapter also presents a very long form for me to fill out all the detailed information about my finances and taxes. This is like the mortgage application form that requires lots of homework and time to fill out. So, this chapter kind of tells me that real estate investing is not for everyone, particularly not for those who don't have money. Yet, the book cover makes me think that I can just invest in real estate with no down payment.

  4. Chapter 6 of this book lays out the steps on formulating a game plan for real estate investing. There is a list of questions that guide the readers to list their purpose and intent on real estate investing, and how they are going to achieve such purpose by focusing on their strengths and resources on the real estate investing activities. There is a table that can help the readers quickly find out what value of property they need to buy in order to obtain a certain amount of net equity in a set number of years. There is also another table to help readers find out what value of property to buy in order to receive a set amount of annual cashflow for each of the given number of years. These tools seem to be practical in helping the readers make a practical preliminary assessment before investing.
